Home prices continue to fall throughout region in February

Homes sales were up in Kingman and Lake Havasu City in February, but down slightly in Bullhead City.

Kingman more than doubled its single family residence sales in February compared to the same month a year ago. In February of 2008 home sales were the lowest in the past few years with only 20 units sold so the 43 units sold in February this year were a significant increase over last year.

But, the average sale price fell from $177,365 in 2008 to $118,437 this year.

There were 104 new listings for the month compared to 43 sales so the market continues to have a large surplus of inventory.

In Lake Havasu City there was a big jump in February sales compared to January sales. There were 105 homes sold in February compared to 83 sales in January. It was also an increase over February of 2008 when 92 homes were sold.

The average selling price also fell significantly from February of ’08 when it was $289,778. This February the average sale price was $172,323.

In Bullhead City, February sales were down by one unit from January with 43 homes sold.

The average sale price in Bullhead was $156,626.

In Fort Mojave there were 18 homes sold compared to 20 in January. The average sale was $143,293.

In Mohave Valley there were 14 homes sold for an average of $167,863.
